We have sought to create a high rise residential building that both enhances the experience of the pedestrian in first avenue and, when viewed from a distance, provides a pleasant and interesting addition to the skyline.

The soft ‘elliptical’ plan form reduces the apparent building mass and provides vertical accentuation by virtue of the varying vertical light reflections on the faceted glazed faÇade, which will also when viewed from ground level, reflect in muted tones the surrounding sky on the building’s higher levels.

The undulating profile incorporates a supergraphic formed from glazed balustrade elements that produce a vaguely aquatic form further enlivening the facade and lessening the visual bulk by elongating the proportions and providing movement across the facade.

The building is entered through a northern facing landscaped court that incorporates the existing Norfolk pine street trees in the northwest corner.

The provision of landscaped communal recreational facilities on a landscaped deck four and a half metres above the street level extends the landscape visually and provides passive street surveillance.

The apartments have been designed to take advantage of available view corridors to the ocean. The wide frontage maximises views, ventilation and light.

The first floor recreational facilities allow for a range of outdoor and indoor activities and the pool has been located as far from the living areas of the existing neighbours as possible.
